Since the beginning of 2024, deluxe real estate projects in Moscow have become 11.3% more expensive, according to the data of the Rariteco company, which were reviewed by Izvestia on September 22. At the same time elite complexes, on the contrary, became cheaper by 1.8%.
At present 554 apartments and deluxe class apartments in 29 new buildings and reconstruction projects are presented on the primary market of the metropolis, which is less than 1.1% of the total supply in old Moscow. All variants are concentrated in the Central District, experts specified.
The average price of 1 sq. m. in such complexes at the end of August is 2,63 million rubles. In January-August of the current year the indicator grew by 11,3%. At the same time, according to the company's information, elite projects have fallen in price by 1.8% since the beginning of the year - up to 1.34 million rubles per 1 square meter. m. As a result, the price gap between elite and deluxe complexes reached 1.29 million rubles, or 96%.
"According to the estimates of the Bank of Russia, inflation since the beginning of the year with seasonal adjustment in annual terms amounted to 5.1%. That is, the rate of appreciation of deluxe projects is twice as fast as inflation. This indicates their high liquidity and investment attractiveness. Besides, there is a shortage of sites for construction of deluxe complexes in Moscow. This circumstance additionally stimulates price growth", - said Ekaterina Borisova, Development Director of Rariteco.
She also specified that part of the deluxe-class offer is concentrated at the initial stages of construction, accordingly, housing in such projects can be purchased at favorable prices, which guarantees profit from the subsequent resale of the asset or its lease.
According to the company's data, the average cost of deluxe-class apartments and apartments in the capital is 430.8 million rubles - it has increased by 5.2% since the beginning of the year. Elite primary housing costs on average 46.9% cheaper - Br174.5 million (+4.4% since the beginning of the year).
Earlier, on September 5, Deputy Minister of Construction and Housing of Russia Nikita Stasishin told "Izvestia" at the IX Eastern Economic Forum that the price of a square meter of real estate in new buildings in Russia has stabilized this year. According to him, the cost will grow within the inflation rate.
