- Demand for long-term rental of countryside housing in Russia grew by 43% in summer
In Russia, the demand for long-term rental of countryside housing increased by 43% in summer compared to the same period of 2023, according to the data of "Avito Nedvizhimosti", which were reviewed by "Izvestia" on September 21.
The strongest interest in long-term rental of such real estate increased in the Ulyanovsk region, Krasnoyarsk Krai and Dagestan.
"The growth of interest in long-term rental of countryside properties is explained by two main reasons. Firstly, many people began to choose this format for summer vacations or long vacations. This is relevant given the rising cost of traveling abroad. Secondly, through long-term rental of such properties, people often arrange a test drive of suburban life in order to make a more informed decision before buying a private residence outside the city or before starting to build their own home. The segment of individual housing construction (individual housing construction. - Ed.) is becoming more and more attractive, including because of the availability of favorable mortgage rates", - said the head of the category of long-term rental "Avito Real Estate" Konstantin Kamenev.
According to him, many people also consider countryside objects as an alternative to apartments in the city - for comparable money you can buy housing much larger area.
In addition, according to the platform, the supply in the segment of long-term rental of countryside housing in the summer of 2024 increased by 24%. At the same time, the average costin Russia amounted to 40 thousand rubles - it has not changed over the year. However, the dynamics by regions is multidirectional. Thus, in 17 out of 28 subjects of the Russian Federation, which were taken into account in the study, the cost of renting countryside housing in comparison with the summer of 2023 increased, including Moscow, Leningrad and Kaliningrad regions, Krasnodar Krai, the Republic of Tatarstan and other regions.
Last season, the cheapest way to rent countryside housing for a long term was in Krasnoyarsk Krai (Br9 thousand per month), Buryatia and Altai Krai (Br10 thousand each) and Dagestan (Br13 thousand each). At the same time, the highest average prices were recorded in Kaliningrad region (Br100 thousand per month), Leningrad and Yaroslavl regions (Br75 thousand each), Moscow region (Br68 thousand), Nizhny Novgorod and Sverdlovsk regions (Br60 thousand each).
As explained by experts, the difference in the average cost is significantly affected by the structure of supply of objects: in regions with low prices there is a greater share of dachas (the average cost of rent in Russia - Br25 thousand per month), with high - townhouses and cottages (Br80 thousand each).
Earlier, on September 17, it was reported that in Russia in September in all types of housing rental costs increased compared to August. Thus, the increase in median rates of rented studios amounted to 4.7%, one-bedroom apartments - 7.7%, two-bedroom lots - 3.9%, three-bedroom - 2.8%, follows from the data of the service "Yandex Rent".
